SUMMARY:OBI Hybrid Lunch & Learn: Demystifying Commercial Real Estate Leasing
DESCRIPTION:This event is in-person for a limited number of attendees at beautiful CBRE in downtown Portland & also livestreamed on Zoom. View replay here. \nAbout this event\nNurturing your business in the confines of an incubator like OBI/OTRADI means you haven’t had to worry much about a traditional commercial real estate lease with a conventional landlord. But many of you will come to a point where you outgrow OBI and need to find your own lab and/or office space. But when do you start those conversations and how does it all work? This session is designed to demystify the leasing process and shed some light on the sometimes opaque and jargon-filled industry that is commercial real estate. Topics covered include: \n\nOverview of the commercial real estate landscape in the Greater Portland Region\nWhat can a tenant representative commercial real estate broker do for you?\nOverview of the entire process\, start to finish\, from contemplating a move to move-in day.\nWhat can you expect to pay? What’s the difference between a NNN and FSG rental rate?\nYou need a lab with venting hoods plus special plumbing for equipment: what might that add to the buildout / tenant improvement cost and who will pay?\nWhat are the various fees involved and who pays who?\n\nOne of OBI’s most prominent graduates is Sean McClain of Absci. Come hear from Kristin Hammond and Ajay Malhotra from CBRE Portland\, who Sean personally selected to represent Absci in the search for their new 78\,000 square foot headquarters in Vancouver. Kristin and Ajay\, three-time winners of the independent Oregon-Washington Commercial Association of Brokers Top Office Team of the Year\, will use their work with the Absci executive team as a case study to illuminate every step of the process and answer any questions you may have. \nAbout the Speakers:\nKristin Hammond \nKristin is a Senior Vice President in the Portland\, Oregon office of CBRE. She has over 20 years of experience working with leading firms in technology\, life sciences/healthcare\, education\, utilities\, financial services\, food/beverage manufacturing and supply chain logistics. She advises companies ranging from start-up to publicly-traded\, multi-national conglomerates. Her strategic guidance on requirements from major relocations\, build-to-suit construction and economic incentive driven opportunities has made her a “go-to” advisor in the region. Kristin has distinguished herself as a knowledgeable professional who can deliver the ideal work environment for clients. \nSome of her notable transactions in the area including Oregon State University’s 40\,000 SF downtown Portland career center; 77\,000 SF HQ for life sciences firm AbSci in Vancouver WA; 836\,000 SF of warehouse space across the U.S. for OIA Global; 80\,000 SF of relocation and expansion of a search engine firm in downtown Portland; and a major build-to-suit expansion of 195\,000 SF for a semiconductor provider in Hillsboro\, Oregon. \nAjay Malhotra \nAs a First Vice President at CBRE\, the global market and brand leader in real estate services\, Ajay serves companies with interests in Portland with custom tailored real estate solutions. \nAjay specializes in representing local\, national and international tenants who require services such as: \nOffice & Industrial Real Estate Brokerage Services\nLabor Analytics and Economic Incentives\nProject Management Services\nDatacenter Solutions\nWorkplace Strategy\nWith over 22 years of industry experience in high technology and renewable energy\, Ajay is a deep domain expert and brings a unique perspective when crafting real estate solutions with pertinent\, compelling advantages for his clients. \nAs a former senior executive at global brands\, Intel Corporation and Cadence Design Systems\, Ajay “worked on the inside” at large\, publicly traded companies and has a keen appreciation for the myriad drivers of corporate strategy\, talent recruitment and retention\, hardware and software development and domestic and international growth. \nAjay also had lead roles at startups in business analytics software and clean tech in both Oregon and California. As a result\, he comprehends the dynamics – and real estate requirements – of venture capital backed Silicon Forest and Silicon Valley startups seeking stability and sustainable growth as they expand their operations and footprint. \nDuring his own career\, Ajay has had extensive experience conducting business\, managing and growing organizations not only in USA\, but also across Europe and Asia\, especially in the UK\, Germany\, France\, Italy\, Spain and also China / Taiwan\, Japan\, and India. This multi-cultural fluency enables Ajay to be an effective partner to companies whose business interests transcend borders. \nEstablished and younger growth companies seeking a strategic\, informed approach to their real estate needs will enjoy working with Ajay to strategize a real estate plan consistent with their corporate strategy. \nThank you to our sponsor and host\, CBRE. \nCBRE’s Portland\, Oregon office has been serving clients since 1972\, becoming a dominant player in the Portland commercial real estate market. From investment properties to corporate services and property management\, we have earned a reputation as a respected leader in the local business community through our ability to track trends and build relationships. Whether facilitating the design\, construction and move of a new corporate headquarters or strategically planning and negotiating complex lease agreements\, we offer the most integrated array of portfolio services. \nThis program is organized by OBI/OTRADI.
